The new Serenissima offices

Agilité – a company specialising in the development of fit-out projects in the office, retail and hospitality sectors – has been commissioned by a leading international investment company to realise its new Italian headquarters in Milan, Via Turati 27.
Resulting from the collaboration with the international architecture and design firm Gensler for the design part, the new offices are already operational and cover a total of 1,300 square metres on three floors inside the Serenissima, a prestigious building owned by Allianz, renovated in 2012 by Park Associati and managed by BNP Paribas.

The LEED Gold-certified building, which covers an area of 8,500 square metres and houses exclusively offices, has a unique architectural layout structured in an ‘H’ shape, with the main façade of body A opening onto Via Turati. Both the inner sides of body A and B overlook the elegant condominium garden and are connected by a corridor that helps to define a visual connection between the different areas of the building.

Agilité carried out the Design and Build and Project Management activities from the initial stages, supporting the client also in the management from the initial budget to the development of the project. As Construction Manager, it supervised the entire on-site process, which lasted about four months, up to the installation of the final furniture and the handover of the premises to the client.

The new offices are developed on three levels: the ground floor overlooks the city with a large shop window and houses two meeting rooms whose movable walls allow both environments to be joined into a single flexible space; while the basement floor is functional at the operational level, the second floor houses the hub of the offices that extend over both wings, ‘A’ and ‘B’, separated by the staircase and lift lobby.
Body A presents a vast open space, dedicated to workstations, surrounded by small meeting rooms for two people – phone room, offices, kitchen and services.
In body B, 60 per cent is open space, while the remaining 40 per cent is a space, shared between the two wings, that includes a large kitchen, a lounge and a room dedicated to new mothers, conceived as places to welcome employees during lunch breaks and moments of relaxation.

Finally, a crucial intervention in the realisation of the new offices concerned the acoustic design, entrusting V.I.V.A. Consulting, a company headed by Engineer Ezio Rendina, with the relevant activities with the aim of guaranteeing maximum privacy within each space.
Agilité then developed the design of the systems, working mainly on the electrical and ventilation structures. With a view to energy sustainability, it was therefore decided to preserve the pre-existing plant engineering – already highly performing – and to make the necessary improvements to meet the requirements of the current LEED Gold certification.
