Above the rooftops of Rome

On the heights of the Fleming district, one of Rome’s most iconic residential viewpoints, A Studio designs the transformation of a penthouse with a panoramic terrace into a home open to light, landscape, and contemporary domestic life.
Located in a 1950s–60s building, the apartment spans 250 square meters indoors and extends outside with a spacious terrace overlooking the Tiber River and a second terrace at the rear. This privileged vantage point offers sweeping views from the Tor di Quinto lake to the Castelli Romani, passing by Renzo Piano’s renowned Auditorium.

At the heart of the project is the terrace, conceived as a year-round living space thanks to the addition of a retractable pergola, wicker and teak furniture, and lush greenery that create a relaxed and welcoming atmosphere. It becomes a natural extension of the living area, expanding outward and embracing the landscape.

The Roman family who commissioned the project had a twofold request: to redesign the sleeping area for improved functionality and capacity, and to redefine the living area to host events without sacrificing intimacy. The design solution articulates the open-plan layout into three main spaces—living room, family dining area, and guest dining area—each defined by specific materials and geometries, yet part of a cohesive whole emphasized by a staggered false ceiling that houses the ducted ventilation system.

A central pillar becomes an opportunity to insert a scenic partition in Conero stone, which incorporates a three-sided fireplace, multimedia systems, and a TV. The custom-designed kitchen is conceived as a versatile space: enclosed by amber-colored sliding glass panels, it can open up fully to the dining area. Featuring a central island, it combines oak fronts with anthracite lacquer finishes and integrates laundry and service areas.

In the private quarters, the master suite is designed as a relaxing retreat, with a king-size bed, free-standing bathtub, and private bathroom. The materials express a refined aesthetic: parquet that continues up the vanity wall, Gris du Marais marble on floors and walls, and functional details such as a sliding panel concealing the toilet fixtures. The sleeping area is completed by a custom walk-in wardrobe and a bathroom for the daughter, personalized with fiberglass wallpaper and cement surfaces.

The project is centered on high-quality natural materials, selected for their durability and harmony: Crema d’Orcia stone by Salvatori in the shared areas, ship deck–style parquet in the bedrooms, and fine woods and marbles for the bespoke furnishings.
