Designed and built anew in the Brescia countryside, Casa Loti is a single-family residence that embodies the essence of contemporary minimalism according to the design vision of ZDA | Zupelli Design Architettura. The project, authored by Carlo Zupelli and Ezio Zupelli, is a manifesto of formal sobriety and structural rigor, where every aesthetic choice results from careful research into detail and materiality.
Clean geometric volumes and assertive lines define an essential architectural composition, where light, proportions, and surfaces dialogue in harmony. The villa, covering an area of 160 sqm, is arranged on a linear plan organized around a clear sequence of functional spaces. The living room with kitchen opens into a spacious open-plan area that enhances visual exchange with the outdoors, while the sleeping area, slightly raised, houses three bedrooms, two bathrooms, and a laundry room.
A central role is played by natural light, amplified by large glazed surfaces and targeted perspective cuts capable of highlighting the tactile quality of the interiors. To the south, a swimming pool frames the building and introduces an exotic accent that contrasts with the house’s compositional sobriety. The interior is defined by a palette of warm, contemporary materials: continuous wood flooring throughout, resin cement finishes in the bathrooms, custom-built pocket doors, and technical lighting, complemented by iconic design elements.
All furniture pieces, also designed by ZDA, complete the environment according to a coherent idea of lived space: elegant, functional, minimal. In Casa Loti, every detail contributes to conveying a precise stylistic vision, where architecture and interior design merge into a single creative gesture.
ZDA – Zupelli Design Architettura was founded through the collaboration of Carlo Zupelli and Ezio Zupelli, architects educated at Politecnico di Milano. The studio operates in residential, retail, interior, and product design sectors, with an approach based on meticulous attention to detail, material research, and craftsmanship sensitivity.
