At the gates of Bolzano, among the slopes of the Dolomites, Renneria is taking shape — the new district designed by NOA for the real estate group Gazzini. Located in Pineta di Laives on an area of about 13 hectares, the project stems from the desire to restore value to a territory with a strong historical identity, connected to Maso Renner, a farmhouse dating back to the 14th century and a symbol of South Tyrol’s rural tradition.
Renneria will feature around 800 residential units organized around three main squares – one with a commercial vocation, one educational, and one dedicated to the market – becoming the core of urban life. Public spaces are conceived as open-air living rooms, places for meeting and socializing, enriched by fountains, trees and varied paving materials.
At the heart of NOA’s vision lies the principle of functional proximity: an urban ecosystem where housing, schools, restaurants, workshops, cultural spaces and leisure facilities coexist within a dense and accessible fabric designed for low-impact mobility. A 3 km network of cycle paths and a peripheral road system reduce car presence within the district, giving priority back to pedestrians and cyclists.
Urban gardens, green roofs and orchards recreate continuity with the site’s agricultural heritage, transforming Renneria into an open-air laboratory. The inclusion of an agricultural school with educational gardens and training programs focused on biodiversity strengthens the link between nature, education and community.
From an architectural perspective, NOA adopts an organic language: the volumes appear to emerge from the ground, following the natural slope of the terrain. Facades in wooden slats and accessible green roofs minimize visual impact and expand livable space, while the layout of the buildings preserves panoramic views and maximizes light and ventilation.
