New learning spaces

GaS Studio is responsible for the redevelopment of two buildings in the Bovisa district of Milan, intended as student residences.
The two student halls of residence, which will occupy an area of about 45,000 square metres for a total of about 600 places, will be separated by a large central green and paved area of about 10,000 square metres, a true new neighbourhood square with privileged pedestrian access.

Student Residence A is characterised by two large wings, aligned with the road axes of Via Durando and Via Morghen, onto which the two main façades will face. These façades will have window openings, in particular, a large windowed opening will mark the large collective space.
The visual continuity between inside and outside is a fundamental characteristic of the entrance: the windows are defined by an alternation of transparent and opaque glass panes and a metal sheet frame, which is also taken up in the ground floor curtain wall.

The roof is presented as a flat roof mainly intended for facilities, with a part dedicated to leisure, relaxation and fitness areas.
The building is characterised by an internal courtyard that becomes an extension of the students’ communal activities, consisting of a stairway composed of trees and shrubs, at the ends of which are activities for sport, relaxation and contemplation.
The predominant materials are wood and granite-effect stoneware, integrated with various types of planting.

Student House B is characterised by a classic Milanese typology: the courtyard building.
The façades present a geometric and repetitive module, which is, however, interrupted towards the north front by two large voids, giving rise to two terraces for communal use, and by a continuous glazed façade extending over three heights at the main entrance to the student residence.

A distinctive element of the building are the two overhead walkways jutting out over the inner courtyard, connecting the south side with the north side.
The surface of the inner courtyard is characterised by a fluid geometric design, distinguishing the pedestrian area from the green area, characterised by flowerbeds, ground cover and potted planters, enriched with planted grasses and small shrubs.

The first three above-ground floors, which embrace the courtyard, consist of a ground floor dedicated to reception, amenities and common areas; while the first and second floors consist of a long central corridor, through which one accesses the various lodgings composed of hallway and bathroom. On the eastern side, some of the apartments have a loggia overlooking Via Durando.

In addition to the underground parking spaces, future tenants will be able to enjoy many other services dedicated to well-being and community. The asset, in fact, will be managed directly by aparto, a brand of the Hines Group specialising in the management of student residences. Within the structure, therefore, residents will be able to benefit from study rooms, a gymnasium, yoga room, laundry and cinema, as well as common areas equipped for sharing time together.
