COIMA SGR, leader in the investment, development and management of real estate assets on behalf of institutional investors, has acquired three prestigious properties in the historic centre of Rome, which form the portfolio of Sapphire, an alternative real estate investment fund reserved for qualified investors, of which COIMA becomes the manager and main investor.
The objective of the transaction is to optimise their management through a plan of interventions aimed at reducing emissions and saving energy.
The properties, with a total value of more than EUR 200 million and a total surface area of approximately 45,000 sqm, are located in the heart of Rome’s historical centre: Palazzo Verospi and Galleria Sciarra, in the Via Del Corso area, are respectively home to the Prime Minister’s Office and ANAC, while Palazzo Monte, in the Campo de’ Fiori area, houses the Council of State.
The operation was supported by the issuance of a sustainability-linked loan – a particular type of loan whose financial terms depend on the achievement of pre-determined sustainability targets – by a pool of banks consisting of Credit Agricole and BPER (both as Sustainability Coordinator) and ING.
