With the opening of TSH Firenze Lavagnini Michelangelo’s David and the Duomo have a new neighbour. This is an extraordinary hotel, a destination for co-living and co-working with the most spectacular panoramic views of the Tuscan capital. The vision of The Student Hotel (TSH) for an international Complete Connected Community made up of students, workers and guests living and working together has taken a huge leap forward with the opening of TSH Firenze Lavagnini, the group’s new flagship hybrid hotel-concept.
Following a 50m € restoration, TSH Lavagnini breathes new life into a previously neglected neighbourhood. The co-living and co-working space of 20,000 m² and 390 rooms, originally built in 1864 for diplomatic use, has been transformed into a creative centre for travellers, students, workers, entrepreneurs, young professionals and locals alike.
The new design has awakened the historic building, dubbed the Sleeping Palace by the inhabitants of the city. The classical architecture is enriched by modern touches such as an extra large graffiti installation in the central courtyard, the “The Beach is Boring” rooftop pool, a sky-bar and two terraces with breathtaking views of the city, the Duomo and the Tuscan hills.

OOO: Out Of the Ordinary food and drink In collaboration with the founders of the famous café-restaurant, La Menagere, TSH has created a spectacular restaurant called OOO – Out Of the Ordinary. OOO consists of a series of distinct but interconnected spaces that give both locals and TSH guests the opportunity to discover an incredible number of culinary experiences, available from early morning until late at night. They range from cocktails to pizza, organic food to takeaway to music; from bicycles and bicycle accessories to fashion and concept stores; from espresso to drip coffee; from a DJ bar to a hairdresser and from refined cuisine to casual bistros.
TSH Collab for the co-working generation TSH Collab is a liveable and shared working space, inspired by the demands of hybrid co-working communities in which global nomads work, live and have fun. At the TSH Firenze Lavagnini, Collab is located in a space that connects the building’s two towers with the main entrance accessible from the inner courtyard. The façade is entirely in glass and its relaxing colours create an atmosphere of calm and light that is visually linked to the rest of the hotel. Collab members can hire flexible or fixed desks or offices that allow entrepreneurs, freelancers and companies to work in groups on different projects.
A playful design that celebrates street art The design was produced by the TSH internal team in collaboration with the Bologna Rizoma Architecture company and the Florence Archea studio. When guests enter the building, the iconic hallmark of TSH is there waiting for them along with a grand piano and a ping pong table. There are four swings that hang from the arched passage leading to a courtyard full of works of art by local and internationally recognized artists. The communal areas are livened up by a mix of traditional local materials, colourful graphics and geometric patterns and a mix of natural materials such as wood, cork, stone and leather sit side by side with industrial meshes, enamelled iron, ceramic tiles and resin finishes, creating an interesting contrast within the historic building. The energetic and stimulating atmosphere encourages connectivity between students, guests and locals with multiple communal areas, outdoor and indoor seating areas, entertainment areas, a huge shared kitchen, quiet study rooms and various meeting rooms and an auditorium.
Rooms for everyone The TSH Firenze Lavagnini has a combination of 390 rooms suitable for both young and old travellers for stays ranging from one night up to one year. The rooms are all ensuite and range from 15 square metres for single rooms to family rooms of 65 square metres. They are organized in groups around the courtyard to allow the growth of different communities of travellers and residents with the purpose of developing long-term communal living.
VIP entertainment hall The entertainment room is the hotel’s VIP suite, ideal for celebrating special events. The 55-square-metre space has a private terrace overlooking the Tuscan hills and a bedroom overlooking the Duomo. The room is decorated with a combination of Memphis and Radical Architecture styles. Graphically positioned mirrors create a trompe l’oeil on the wall and vintage furniture rubs shoulders with custom Memphis and Radical Architecture pieces. The terrace, divided with mesh panels, is shared with the super suite.
Location The TSH Firenze Lavagnini is located in front of the Fortezza da Basso, a park, a cultural and commercial centre and just five minutes by bike from the Duomo and the city centre. Soon the new tram line will connect the hotel directly with the airport and the train station.
