Maximall Pompei, the new shopping resort located in Torre Annunziata, Naples, opens its doors to the public, marking a milestone in the redevelopment of the Vesuvian area. Designed by Design International, led by architect Davide Padoa, the project blends architectural innovation with the need to integrate into the surrounding cultural and natural context.
The Maximall Pompeii project was conceived to meet the needs of a setting rich in both history and modernity. Located a stone’s throw from the renowned archaeological site of Pompeii, the center is more than just a commercial hub; it acts as a strategic link connecting the ancient history of the region with the future of commerce and tourism. The architecture, while modern and functional, respects the connection to the past and the surrounding landscape, offering continuity between what was and what will be.
“Maximall Pompei is not just a shopping destination; it is a social hub that embodies the commercial and cultural life of the region,” states architect Padoa. The design stands out for its approach that highlights local resources, using eco-sustainable materials and integrating architectural solutions that address the needs of a modern and cosmopolitan community. “The creation of an urban park provided an opportunity to revive an abandoned industrial area. The primary goal was to regenerate the territory, restoring vitality to a place that had long been characterized by its productive function, with extended working hours and a degree of social isolation.”
The Negri family, owners of the area, acquired the disused factory land and enthusiastically embraced the idea of transforming it into an open and accessible structure. A key decision was to locate parking facilities on multiple levels at the site’s extremities, minimizing land use. This approach ensured that only 5.3% of the total area was dedicated to construction, favoring a compact and sustainable design.
Despite its impressive scale, the project demonstrates meticulous attention to detail, creating a welcoming and functional environment. The shopping center comprises 14 buildings spread across 200,000 square meters, with 50,000 square meters covered, including 140 stores and 30 restaurants. The building’s design prioritizes the user experience with expansive indoor and outdoor spaces, such as a 50,000-square-meter green park, an outdoor amphitheater, and a multimedia plaza. The park’s architecture draws inspiration from flower petals, creating harmonious and continuous pathways. The central focal point features a curved main court reminiscent of a bay, with six paths leading to a musical fountain, one of the largest in Italy. The central area hosts restaurants on two levels and a cinema with seven theaters. Additionally, an augmented reality educational zone, developed in collaboration with Discovery Channel, allows visitors to explore life in Pompeii before Mount Vesuvius’ eruption.
A key aspect of the project was the involvement of the local community. Approximately 30% of the commercial activities are managed by local entrepreneurs, particularly in the food sector, promoting the flavors and traditions of Pompeii. The landscaping prioritizes native plants and fruit trees. In a highly seismic area like Pompeii, safety was a top priority. The structure is designed to withstand earthquakes, with an estimated lifespan of over 500 years. “We used dissipative elements that absorb seismic energy without damaging the building,” explains the architect, ensuring architecture that does not compromise functionality and beauty.
