Work has begun on Bistolfi 31, the new 173-apartment free-standing complex on a 12,000 sqm site in the Lambrate district of Milan.
The investment, with an expected value of approximately 55 million euro, was realised by Borio Mangiarotti, a historic real estate development company, and Bain Capital Special Situations, a global team of investors that has been generating value for over 20 years, through the Bistrot Fund, managed by Natissa SGR.
Designed by Beretta Associati, Bistolfi 31 stands in the area of the industrial complex that once housed the historic Tre Marie confectionery company.
In the quadrilateral between Via Bistolfi, Via De Nora, Via Gualdo Priorato and Via San Faustino, six buildings and an underground car park with 188 garages, as well as a series of services such as cloakroom areas, a bicycle and pram storage area and common spaces dedicated to socialising: a children’s area, activity room and coworking area, will be located in a 6,000 square metre park.
The marketing of the initiative, launched in March and entrusted to Dils as Advisor & Agent, is registering excellent results: to date, in fact, around 70% of the flats, whose sizes range from two to four-room flats, have been sold.
“Bistolfi 31 is a further piece in the important urban regeneration process underway that is redesigning the Lambrate district,” says Edoardo De Albertis, CEO of Borio Mangiarotti. “Our aim is to develop an innovative and sustainable project, conceived around the needs of those who will inhabit it”.
The completion and delivery of the flats is scheduled for early 2026; all information on the new residential project is available at www.bst31.it.
