Aermont Capital, and Kervis SGR together with MTDM – Manifattura Tabacchi Development Management as project manager, presented BiM – where Bicocca meets Milan. This is a major regeneration project of an entire block strategically located in the heart of the Bicocca district in Milan, signed by the Milan-based architecture studio Piuarch, which worked in synergy with landscape architect Antonio Perazzi.
After having announced, in March 2022, the acquisition of the first building at Viale Piero e Alberto Pirelli 10 (“Pirelli 10”) and having concluded, in December 2022, the acquisition of the second building, adjacent to Pirelli 10, located at Viale dell’Innovazione 3 (“Innovazione 3”), Aermont Capital – already well-known in Italy for having promoted the ambitious urban regeneration project of Manifattura Tabacchi in Florence – and Kervis SGR – Asset Management Company of the fund called “Fondo Innovazione” to which the two buildings belong – officially present BiM – where Bicocca meets Milan: an innovative, efficient and sustainable workplace, open and connected to the city, where services for business and spaces dedicated to culture and sociality coexist.
Through an investment of 250 million euro, a major project has begun to redevelop an area of more than 50,000 square metres, including 43,300 square metres of office space, 3,400 square metres of retail space, 800 square metres of multifunctional Pavilion, and 6,000 square metres of green and garden space.
The works will be carried out in a ‘retrofitting’ logic, choosing to regenerate rather than build from scratch, with the aim of reducing the environmental impact over the building’s useful life.
The objective is to transform BiM into an innovative and sustainable workplace: 8 levels of executive spaces equipped with large green terraces where functionality and comfort, quality services for business and spaces dedicated to culture, sociality and leisure will coexist.
The district’s new regeneration and rebirth project is part of a virtuous ecosystem of excellences already rooted in the district, including the University of Milan-Bicocca, the CNR (National Research Council), the Pirelli Foundation, Pirelli HangarBicocca and TAM, Teatro Arcimboldi Milano.
Piuarch starts by enhancing Gregotti’s building, exalting its constructive qualities and at the same time carrying out an operation of lightening and subtraction, with the aim of making it permeable and open to the neighbourhood and the city. The redevelopment work will transform the offices into a mix of open space and enclosed spaces. The executive spaces will feature large terraces, while the new eighth floor will offer a workspace overlooking a green rooftop with a privileged view of the city and the square.
The beating heart of BiM is the square at the centre of the building: a point of arrival and departure and a place for meeting and exchange, where one can benefit from collective services on a citizen-friendly scale, including cafés and restaurants, bike shops, bookshops, co-working facilities, as well as, in the basement, a 200-seat auditorium, a gym, a bike depot with changing rooms and showers, and a car park equipped with electric recharging stations.
At the centre of the square will be the new Pavilion, a futuristic multifunctional space with a distinctive design. Designed by Piuarch, the Pavilion will become a space for special events, a collector of ideas and projects and an ideal meeting place for companies and research.
With its 6,000 square metre garden, designed by Antonio Perazzi, the square becomes a living and natural landscape, a real urban forest and an organic space under the banner of circular economy and natural, social and cultural biodiversity.
